Housing and rent

Where to find a flat without an agent, what utilities cost, and why mould is the real enemy here.

Long-term rent in Batumi runs from roughly $350 to $1,500 a month plus utilities — the spread depends on the district, the sea view and whether it is high season. In summer prices rise by half or double, so autumn and winter are the best time to look.

🔎 Where to look

ss.ge

The country's main listings site. Plenty of ads from owners, with filters by district.

myhome.ge

The second big site. Some listings duplicate ss.ge, but there are unique ones too.

Telegram chats

The freshest offers appear in rental chats before they reach the websites, and often come straight from owners. The full list is under “Connections”.

👀 What to check at a viewing

  1. 1The extractor in the bathroom and kitchen — switch it on and test the draw with a sheet of paper.
  2. 2Corners, window reveals and the space behind furniture — that is where mould starts.
  3. 3Heating: an air conditioner with a heat mode, a gas boiler, or nothing. A Batumi winter without heating is damp and cold.
  4. 4Meters: write down the electricity, gas and water readings on move-in day and photograph them.
  5. 5Internet: whether there is any, whose it is and how fast.
  6. 6Sea-facing windows are beautiful, but that is also the side with wind and salt — the frames wear out faster.

Leases usually run for a year, with a deposit of one month's rent. Ask for a written contract listing the furniture and appliances and fixing the price: without paper the owner can raise the rent as the season starts. Payment is most often in dollars, in cash or by transfer.
